Calum BestA beautiful home is the best incentive to Buy

When real estate sales are slow, people start talking about buyer incentives - a little something extra to encourage people to buy your house. In today's market, with prices flat and sales slow, buyer incentives are getting a lot of play in the new local housing. We have seen stories about sellers who are willing to throw in a big screen TV, luxury cruises - even a brand new car. Before you rush to buy a boat to sweeten the deal on the house you are trying to sell, check with your realtor. Chances are he will tell you that real estate professionals across the country already know - the best incentive to buy a nice house.

If your house has been on the market for a few weeks, without attracting interest or offers, there may be a number of reasons. One of the most common is that the house does not just glow - that something special that captures buyers at first glance. Add the spark is neither as strong nor as expensive as you might think. Before considering the incentives that could attract buyers, take a hard look at your house. Here is a five-step plan for making your home its buyer incentive own.

1. Seek help from your Realtor.
Nobody has a better understanding of what is to keep your house sale as professionals whose job is to sell it. Your Realtor has been walking people through your house and is best placed to hear their comments about it. Ask! Remember, your Realtor of life depends on getting the best possible price for your home. You can expect an honest assessment of what you can do to increase the attractiveness of your home and put on the fast track to sell. Some questions you could ask your realtor are:

  • What people like least about our house?
  • What improvements can be done in (the price range of your name) that will increase its attractiveness?
  • What low-cost measures that I can do to make my home more attractive to buyers?
  • Are we asking price for this neighborhood?
  • What characteristics were most important to people who bought houses from you?

2. Take a walkthrough of your property as if you were a buyer.
Look at your home through the eyes of a buyer. Pull up to the front and study your house from the curb. Is this the point of view appealing? Go home and keep your eyes moving around the property. What do you see? Stand on the porch or porch long enough for someone to open the door. What give you the time to notice? Go through your room by room in the house in the same way. Look at your rooms from angles that you normally do not use. You might be surprised by the things you notice that you have never seen before.

3. Make a full-scale space and cleaning.
Your first step in preparing your home for sale should be a roof on a large scale for cleaning the basement. Get rid of all personal belongings that make your home "yours". Rent a storage unit for things you do not want to discard - but getting them out of your home. family photos, knick-knacks on the mantelpiece, the bag tucked between the sofa and the wall - it may seem clean, tidy and welcoming for you. Their effect on potential buyers, but is quite different. Even if they do not recognize exactly why the house does not feel like it suits them, they will feel it.

At the same time, take care of all repairs in the house - especially the most visible. Replace cracked or stained floors, repainted the walls that show stains, fix the caulking around the tub. The components of compensation, even outside - the trees and shrubs lining, making the driveway a new coat of sealer. Your goal is to make your home look as shiny and new as possible.

4. Hire a landscape designer or outside.
